Stamp Duty Land Tax (SDLT) is calculated in bands — you pay the rate applicable to each portion of the price, not one flat rate on the whole amount. First-time buyers pay 0% up to £425,000 on homes up to £625,000. Second homes and buy-to-lets carry a 3% surcharge on top of standard rates.
Example: a first-time buyer purchasing at £350,000 pays £0 in Stamp Duty. A non-first-time buyer at the same price pays £7,500.
